🍴FOOD TRUCKS ADD FLAVOR - BUT NOT FIRE TO RENTS

Miami’s zoning board recently loosened restrictions to allow food trucks to operate more freely in areas like Wynwood and Little River — a small win for entrepreneurs and anyone who thinks dinner tastes better out of a window.
But while the move adds energy to underused lots and empty corners, it’s not pushing rents up.
In fact, rents across much of Miami are trending down this year. Inventory is rising, and tenants have more options — especially in Class B and C properties. That said, food truck parks can still bring foot traffic and improve walkability scores, which long term, helps neighborhood appeal.
Why it matters: It’s a vibe upgrade, not a rent driver (yet). Great to have nearby, but don’t buy just because the tacos are 🔥.
🏎️ A NEW STAR ON THE GRID

All eyes were on Miami this weekend, and an 18-year-old just stole the show.
Kimi Antonelli, a Mercedes rookie, grabbed pole in sprint qualifying with a 1:26.482 lap — making him the youngest ever to do it. While Lando and Max may dominate race day, Kimi’s moment was the headline.
The Miami Grand Prix is more than a race — it’s a $450M+ economic engine. STR prices surge. Restaurants fill. Retail gets foot traffic. And neighborhoods near the action get national exposure.
Why it matters: If you’re investing near Edgewater, Downtown, or Midtown… May is your comp reset season.
🐔THE CHICKEN NUGGET LAWSUIT THAT ACTUALLY AFFECTS YOU

A Florida jury awarded $800K to a family after their child was burned by a hot McNugget. Funny headline, serious ripple effect.
Franchise operators are now re-checking liability clauses and insurance terms in their commercial leases. This is especially true for triple-net (NNN) strip centers and QSR spots.
Why it matters: If you’re looking at fast-food–anchored properties, understand who’s on the hook when things get messy. One overlooked clause can burn more than your fingers.
